Why It's Required

Some of this work can't be checked once it's built.

What Gets Missed

Watched as it happens.

Reinforcing steel disappears under the pour. A weld disappears once it's closed in.

The code requires certain work to be observed as it is built, not verified after the fact.

Who Inspects

Independent by design.

The agency is engaged by the owner or the owner's project team, not the trade being inspected.

The person who built it is not the one confirming it was built correctly.

How It Differs

On site, not at milestones.

A special inspector is engaged on the project itself, for specific scopes.

Continuous or periodic, depending on the scope, rather than a jurisdiction inspector's defined-milestone visits.

How It Works

From scope to signed report.

Send the drawings and the inspection schedule and we return a written scope and price. Once work starts, an inspector attends at the frequency the scope requires, continuous or periodic, and checks what's being built against the approved drawings and the referenced method.

Findings are recorded in the field and filed the same day. If something does not match the drawings or the method, it goes in the report; nothing is left out. The engineer of record determines the correction, and the corrected work is re-inspected and documented before the record closes.

What We Inspect

Nineteen scopes, six disciplines.

Each scope is performed by an inspector certified for that specific discipline, not one general qualification stretched across every trade on the job.

Concrete & Masonry

Reinforced concrete

Bar size, grade, spacing, cover and splice lengths, then placement and consolidation. Steel before the pour is released. Placement continuous.

Post-tension concrete

Tendon profile, support bar spacing, anchorage hardware and end-block reinforcement, then stressing. Before the pour; elongations checked before cutting.

Structural masonry

Unit placement, mortar joints, reinforcement position and grout lifts. Periodic or continuous by design strength and risk category.

Shotcrete

Nozzle technique, placement sequence and encasement of reinforcement, with panels shot for coring. Continuous during placement.

Structural Steel & Welding

Structural steel and bolting

Member identification, connection fit-up, faying surfaces, bolt grade and pretension for slip-critical joints. During erection, before deck or fireproofing.

Welding

Welder qualifications and procedure, then joint preparation, preheat and completed welds. Continuous for complete-joint-penetration welds; volumetric where the code requires.

Non-destructive testing

Ultrasonic, magnetic particle, dye penetrant and radiographic examination of welds without disassembly. Where the drawings or engineer of record require it.

Metal stud framing

Stud gauge and spacing, track attachment, screws and bracing in cold-formed steel. Before the assembly is closed in.

Paint coating

Surface preparation, ambient and substrate conditions, film thickness and adhesion of coatings on structural steel. Conditions recorded at application.

Earthwork & Paving

Soil compaction

Subgrade preparation and fill placement, with density and moisture measured lift by lift. During grading, backfill and subgrade work.

Asphalt

Mix temperature, lift thickness, joint construction and rolling pattern, with density behind the breakdown roller. During paving.

Fire & Life Safety

Fireproofing

Sprayed fire-resistive material against the listed assembly: thickness, density, bond. After application, before it is concealed.

Fire stopping

Firestops and joint systems against the listed system for the assembly they occur in. Annular space, fill depth, backing. During installation.

Anchors & Fasteners

Anchors and dowels

Hole diameter, depth and cleaning, adhesive handling, embedment, and proof-load testing where specified. Continuous for adhesive anchors in sustained tension.

Pull and torque testing

Proof-load and torque verification of post-installed anchors and fasteners to the load the engineer of record specifies. Sampled after installation, and identified on the report.

4 scopes

Foundations & Specialty Framing

Piles, drilled piers and caissons

Driving resistance and tip elevation for driven piles, or shaft dimensions and bearing material for drilled elements, plus reinforcement and concrete placement. Continuous.

Wood framing and nailing

Shear wall sheathing, nail size, edge distance and spacing, hold-downs and anchor bolts. After framing, before insulation or drywall.

Mass timber

Grade stamps, connection hardware, fasteners and erection tolerances for cross-laminated and glue-laminated assemblies. Moisture content before enclosure.

Modular building

Prefabricated units against the approved plans in the plant, then module connections and tie-ins on site. Plant work follows the fabrication programme.
